Please read these Terms and Conditions (\"Terms\", \"Terms and Conditions\") carefully before using the Approved Property Services Ltd (\"us\", \"we\", or \"our\"), our services, offers, products, website/s and Mobile App application/s (all above will be called the \"Service\") operated by Approved Property Services Ltd. These terms apply to all clients, customers, landlords, tenants, contractors, users, third parties, etc. who use the Service provided/operated by us or interact with us in anyway.

By accessing or using the Service you agree to be bound by these Terms. If you disagree with any part of the terms then you may not access the Service.

Links to Other Web Sites

Our Service may contain links to third-party web sites or services that are not owned or controlled by Approved Property Services Ltd.

Approved Property Services Ltd has no control over, and assumes no responsibility for, the content, privacy policies, or practices of any third party web sites or services. You further acknowledge and agree that Approved Property Services Ltd shall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with use of or reliance on any such content, goods or services available on or through any such web sites or services.


We reserve the right, at our sole discretion, to modify or replace these Terms at any time. If a revision is material we will try to provide at least 7 days' notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.


Approved Property Services are the owner or the licensee of all intellectual property rights in this website and the material on it and we grant you (all visitors) a limited, temporary, revocable and non-exclusive licence to access, browse and use this website for your personal use only.

No part of this website may be used, reproduced, duplicated, copied, sold, resold, accessed, modified, or otherwise exploited, in full or in part, for any purpose without Approved Property Services Ltd prior written consent

All information and/or data on this website is provided on an "as is" basis. No representations, warranties or terms of any kind are made in respect of the website or the content, including, without limitation, warranties of satisfactory quality, accuracy, adequacy, and conformity to description or fitness for any particular purpose.

Neither we nor any of our data providers or affiliates gives any warranty or guarantee relating to the availability of the website, the content or the server that makes the website available, are error or virus free or free of other harmful components


Please contact our office for details. (Payable by Landlords or Property Owners, such as and not limited to, Gas Certificate, EPC, Tenancy Contract, Inventory, Professional Cleaning, PAT Test, Deposit Certificate, Section 21, etc.)

All bank charges and fees are the responsibility of the customer (Landlords, tenants, applicants) such fees can arise with all transactions when the customer bank account is an international account or does not support Fast payment process.

Our contractors and third party companies that we offer their services may pay a referral fee to us. The fee paid will be included within the invoice or we may receive a referral fee when you opt-in or purchase a service or product from our contractors or third party companies we work with, or introduced to you or your details are passed to them by us (with your permission). We may also receive a share of the fee that they may charge you. All details are available on request. This does not effect the amount of fees you pay or your ability to choose your own service providers.

Some other fees:

Rent collection fee: £30 per rent collection - Rent collection/payment statement: £450 (per statement) - Copy of the invoices: £120 (per copy) - Arranging repairs or providing quotation: 10% of the total price. Minimum of £80 (per invoice/quotation) - Check-in/out: £120

Referencing & Holding Deposit

Our partner Let Alliance perform a credit check as part of your tenancy application referencing which includes your full credit report and score, alongside details of any current, historic or pending adverse credit, missed payments and defaults. The overall assessment could impact your referencing assessment so it is important to disclose all aspects of your credit behaviour at the point of application. If you have any concerns, you can speak to Let Alliance directly.

Failure to make material disclosures regarding your credit behaviour could result in the loss of your holding deposit.

You may lose your holding deposit if you change your mind after putting an offer on a property.

Tenant Fees (AST):

Contract variation, novation, amendment or change of occupant at the tenant’s request within an existing tenancy: £50.00

Default fee of interest on late rent (if rent is more than 14 days overdue): 3% above Bank of England base rate.

Default fee for lost keys (or other respective security devices): Actual cost of replacement

Client Money:

Approved Property Services Ltd (we) are holding the money (Rent, Deposit and any other money thats considered as client money) in a Clients’ Money Account. Details of this account are as follow: Name: A P S LTD Client Account - Bank: Metro Bank Plc, Account Number: 35726012, Sort Code: 23-05-80, Bank Address: 1 Southampton Row, London, WC1B 5HA.

All Clients’ Money will be paid into the Clients’ Money Bank Account within 3 business days of receipt by Approved Property Services. Any mixed remittances (payments comprising money for rent or deposits and money for some other service or goods) will also be paid into a Clients’ Money Bank Account. Approved Property Services will check that Clients’ Money received by automated transfer is clearly recorded and we keep precise records of all cash transactions.

Approved Property Services are transparent with our client with regards to commission, fees and deadlines. We remove any monies for other goods or services and in relation to monies owed to us (i.e. fees) as soon as possible. If we note any unidentifiable transactions, we will treat these as Clients’ Money until such time we can identify them. All monies will be repaid to our clients without delay if there is no longer any requirement to retain that money or the client requests it.

Non Residential Landlords:

In order to comply with the guidelines set by HM Revenue and Customs (HMRC), if we act on behalf of a landlord that does not reside in the United Kingdom, we will operate the non residential landlords scheme through HMRC. This scheme has been put in place for taxing the UK rental income of non-resident landlords. There is an additional fee for this service. This fee starts from £80 per calendar month. Yearly Report fee is £170. Please contact our office for further details.

Services and Offers

Offers and services advertised in our website, social media networks, property portals and any other public/private platforms and media are subject to change without prior notice solely at the discretion of Approved Property Services ltd.

All services and offers by us are subject to acceptance (by Approved Property Services Ltd).

It’s the responsibility of customers, visitors, app users, applicants, property owners, landlords, tenants, all third party contractors and anyone who like to use our services, offers and/or get in touch with us to check and verify details by contacting our office or sending us an email to confirm prices, offers and all details in advance and before any commitment.
